  • 1. How do I prepare for the Real Estate Open Bids?

    Log on to www.srishanbid.com to search for Real Estate Open Bids properties. Read all of the property disclosures on the property details page including the Conditions of Sale.

    Contact a financier to get pre-qualified for a loan and find out how much you can afford.

    Request to view the property you are interested to bid.

    Register for the auction with srishanbid.

  • 2. Do I need to register to bid at the Real Estate Open Bids?

    Yes, registration is free and simple. Pre-register at least 24 hours prior to the Open Bids day in order to receive information relating to the event .Please forward a photocopy of your identification card and the deposit required for the particular property to Srishanbid and get an acknowledgment. If you are sending a representative to be present and bid on your behalf kindly send an authorisation letter .

  • 3. Should I inspect the property prior to bidding at the Real Estate Open Bids?

    Yes, you should and any inspection before the Open Bids date is absolutely free. It is recommended to visit and inspect the property prior to the auction and to also view any property information and disclosure documents you decide are necessary. Please schedule an inspection of the property by contacting Srishanbid. By registering and bidding at the Open Bids, you are representing that you have not only viewed the property prior to bidding, but have inspected, reviewed and accepted all property information you deem necessary to make an informed decision.

  • 4. What happens if I have the highest bid?

    The highest bid is not a winning bid (or a binding contract) of the property but only an OFFER by the bidder to purchase the property from the Owner/Vendor. No contract is concluded until the execution of the Auction By Owner Contract. The highest bidder will be required to sign a bidder confirmation form immediately after the auctioneer completes the bidding for each property.

    If the highest bidder meets the owner’s price then the Bidder will be able to execute the Auction By Owner Contract.

    If the highest bidder does not meet the Owner’s/Vendor’s price then Srishanbid shall revert to the highest bidder within seven(7) days from the Open Bids date whether the highest bidder’s offer is accepted by the Owner/Vendor. If accepted then the Auction By Owner Contract will be executed. If not executed then whatever deposit paid by the bidder will be refunded.

  • 5. What is the deposit of 2% of the Indicative price?

    It is the deposit the bidder has to pay before he/she can bid at the auction. If the bidder is not successful, the deposit will be refunded to the bidder. In the event the bidder becomes the winning bidder the deposit would be treated as part of the 10% deposit for the property.

  • 6. How can I pay the deposit of 2% of the Indicative price?

    The deposit of 2% of the Indicative price shall be paid by the bidder by way of bank draft and presented at registration. The bank draft shall be payable to Messrs Saravanadevi&SarmilaVani(client’s account).There is no exception to this requirement.

  • 7. What if I have a real estate agent or broker?

    Your agent must be named on your registration form and must be present with you at the auction. Commissions will be paid accordingly to registered real estate agents only.

  • 8. If I am the winning bidder, can I assign my contract to someone else?

    No. The Auction By Owner Contracts are not assignable.

  • 9. If I change my mind, can I cancel the transaction?

    No. Once the auctioneer has announced you are the winning bidder and you and the Owner/Vendor of the property have both signed the Auction By Owner Contract, you have agreed to purchase the property. There is no rescission or "cooling off period” once you and the seller have both executed the purchase contract. Therefore it is important for you to conduct all of your research and inspections prior to bidding on the property. Please also read and understand the Conditions of Sale of the property prior to bidding.

  • 10. When is the completion period for the sale and purchase of the property?

    The completion period would be one hundred and twenty (120) days from the bidding date.

Our Managing Director, Mr. Shanmughananthan, is a Universiti Malaya accredited auctioneer with 10 years of Real Estate experience behind him.

He is a man who is restless in the quest of knowledge in tomorrow’s technology and is the mastermind behind Srishanbid.com. He graduated with a bachelor’s degree in Accountancy from Universiti Putra Malaysia in 1999 and embarked onto a career as a real estate agent and went on to become a successful auctioneer.

It is here that he realized that the real estate auction in Malaysia is terribly misinterpreted by the public, with the addition of numerous loop holes for syndicates who put their manipulation skills at play. Fired up by the will to educate and help the public, he then initiated a research into taking the real estate bidding arena to the next level.

After a five year long research, Srishanbid.com was established in 2010. Since then, Srishanbid.com, with the leadership of Mr. Shanmuganathan, has successfully organized many Real Estate Open Bids event.
